Getting started, and what it costs

The first month, from sending your details to your team signing in.

Send your details on the Get started page: the operation, which plan fits, and what runs the desk today. A person reads it, confirms the plan and the lots with you, and schedules your onboarding. Your login arrives by email once your account is built.

We load your inventory, set up your website on your own domain, connect what needs connecting, and walk your team through it ourselves. You are not left with a login and a help page.

It starts at $2,500, billed once at the start. For the ten founding dealers it is included at no charge.

Yes. You use MHTrack free while you set up, for up to 30 days. You add your payment method inside MHTrack when you are ready, not on the website, and billing starts after the setup period.

Yes, on every plan, on your own domain. We build it, host it, and keep it running. It pulls from the same inventory your team already maintains, so it cannot drift out of date.

Plans and pricing

Plans, billing, and the contract

Three plans, one deal engine on all of them. The numbers are on the pricing page.

Every plan runs the whole deal: your website, CRM, deal desk, e-signature, the online credit application, the customer and partner portals, projects and change orders, budgets, commissions, approvals, closeout, reports, the mobile app, and imports and exports.

Momentum adds your back office: accounting and QuickBooks, card and bank payments in the portal, workforce and time clock, field operations, AI drafting, Zapier, and reporting across lots. Expansion adds regional and territory management, direct API access, and single sign-on, and is sized with you.

Monthly, by card, in advance. Onboarding is billed once at the start, and extra lots are added to your monthly bill.

Monthly plans renew month to month, and you can cancel with notice before your next billing date. If you would rather commit to a year on your order form, that term renews unless you tell us 30 days before it ends. Fees you have already paid are not refunded.

Founding dealers keep the rate they start on, permanently, however the plans change after them. For everyone else, we give at least 30 days' notice before a renewal price changes.

Anyone who signs in to MHTrack at your dealership: 5 on Foundation, 15 on Momentum, 40 or more on Expansion. Your customers and your subcontractors sign in to their own portals and do not count.

Foundation runs one lot. Momentum includes two, and each lot after that is $300 a month on the same account. Expansion includes five or more; past five we would rather price it with you than guess.

Move up whenever it makes sense. Nothing has to be rebuilt or re-entered, and your data stays exactly where it is.

Each plan comes with a monthly allowance of signed documents and text messages and a storage cap. When you are up against one, moving up a plan is the usual answer, and nothing is rebuilt on the way.

Ten dealerships onboarded by the two founders: onboarding at no charge, the rate you start on kept permanently, and a direct line to us. In return we ask that you use it every day, tell us when something is wrong, and later take a call from another dealer who is considering MHTrack. The Founding Dealer page has the whole deal.

Moving off what you run today

The part everyone dreads. Here is what actually happens to your records, your website, and your team.

We bring it across. The import maps your columns, checks everything before it writes, and a batch that looks wrong can be undone. Your customers, contacts, and deals come through the import; we load your inventory as part of onboarding.

Part of onboarding is moving you off whatever you run today, and we plan that with you so the desk keeps working through it. The switching systems checklist was written from doing it ourselves.

Your new website goes up on your own domain as part of onboarding, pulling from the same inventory your team maintains. We time the switch with you.

Your inventory list, your customers and open deals in whatever form they are in, your logo, your domain, and your lender contacts. We take it from there.

Day to day

What a deal looks like on MHTrack

Financing, customers, subs, texts, books, the lot, and the home after the sale.

Your buyer completes a full credit application in your portal, on their own time, and signs it there. You send the signed application to whichever lenders you select, and a queue shows which files are missing sections, which are signed, and which lenders have answered. It is the standard 1003, so lenders receive exactly what they already expect.

Their own deal, under your logo rather than ours. On every plan they sign in to see their quotes, their project schedule, and their documents, and to upload whatever you have asked them for. On Momentum and above they can also pay a deposit by card or bank transfer. The money goes straight to your own account and MHTrack takes no cut of it.

No. Partners get a portal login that shows only the work they are assigned, and they do not count against your users. Invite as many as the job needs.

On Momentum and above. Texts go out from your dealership's own number and land on the deal's timeline next to the calls and emails. Momentum includes 1,000 a month and Expansion 2,000 or more.

Yes. Emails sent from MHTrack, and the replies, land on the deal's timeline with the calls and texts.

On Momentum and above. Invoices, payments, and your recognized revenue stay in step with QuickBooks Online without exporting anything.

Yes, on every plan: the same records, standing on the lot. Android first, iPhone to follow.

The home becomes a project on the same record as the deal: permits, site prep, delivery, set, and finish on one schedule, with the subs, change orders, and budget attached. Closeout shows what you quoted against what you spent.

Your data

Your data, and who can see it

It is yours. Here is what that means in practice.

You do. Every list exports to CSV on every plan, whenever you want. Nothing is held hostage.

Cancel with notice before your next billing date. You can export everything during your subscription and for 30 days after it ends. After that we delete it.

Every connection is encrypted in transit. Each dealership's data is kept separate from every other dealership's. You decide who can see and do what with roles you control, every change is logged, and anyone at your dealership can turn on two-step sign-in.

Your team, by role. Your customers see only their own deal in the portal, and subcontractors see only the work assigned to them.
